Property

We offer competitive quotes for our professional representation services. At Karlene’s Conveyancing, our representation includes obtaining required documents for your contract of sale such as:

  • Title search
  • Section 10.7 planning certificates from your local council
  • Drainage diagrams
  • Sewer main documents

Our representation also covers the cost of GST and any postage, phone or copying fees. Our quotes do not cover: 

  • Your settlement fee
  • PEXA fees
  • Body corporate certificates (Section 109)

Vacant Land

When selling vacant land, the vendor must assist the buyer in collecting data on their land to determine whether they can implement their plans on the block. This includes any information regarding:

  • Development approvals
  • Available services
  • Easements
  • Covenants or restrictions on the block
  • Adjacent building proposals

It is common for owners of vacant land to conduct a clearing sale before advertising their land for sale. This ensures any equipment or machinery at the location can be bought prior to the sale and lets the buyer know the exact condition of the land they intend to purchase.

  • Do I have to attend settlement?

    No, Karlene’s Conveyancing will attend settlement on your behalf. Most settlements are now online via PEXA.

  • What is PEXA?

    These days, when you buy or sell a house, chances are all your transactions will happen online. That’s because back in 2010 we began a journey that would ultimately revolutionise the way Australians exchange property. Backed by a government initiative aimed at creating less paperwork, process times and margin for error — we set to work modernising the AU$7 trillion residential property market. Today, in collaboration with lawyers, conveyancers and financial institutions, we continue our quest to set the new standard for buying and selling property.

  • If purchasing, when can I re-inspect the property?

    You should re-inspect just before exchange to ensure the working order and condition of the property as a whole. You are then entitled to a final inspection within the three days prior to settlement taking place. You should make an appointment with the real estate agent for these inspections.

  • I need to organise a removalist—can you tell me what time settlement is?

    A settlement time is usually confirmed at least one week prior to settlement; the most common timing is between 2-3pm. If you need to book removalists well in advance, please advise our office as to what time you have arranged with the removalists and we will endeavour to book your settlement as close to that time as possible. You should note the time cannot be guaranteed however, as your lender and the other side’s lender will have to agree to your preferred time for settlement and some will only complete settlement in the afternoon.
